Leasing a car can be a smart way to drive a new vehicle without the long-term commitment of ownership, but understanding the numbers behind the monthly payment is essential. A lease payment is not just a single number, it’s a combination of depreciation, finance charges, taxes, and fees. This Car Lease Calculator breaks down every component so you can see exactly where your money goes. Whether you’re negotiating at a dealership or comparing lease offers online, this tool helps you evaluate whether a deal is excellent, average, or expensive based on the widely used “1% rule.” It supports 22 currencies and runs entirely in your browser, keeping your financial information private. How the Car Lease Calculator Formula Works

The calculator uses the standard lease formula to derive your monthly payment and total cost.

Residual Value:
Residual Value = MSRP × Residual Percentage

Adjusted Cap Cost:
Adjusted Cap Cost = Negotiated Price + Acquisition Fee − Down Payment − Trade-in

Total Depreciation:
Total Depreciation = Adjusted Cap Cost − Residual Value

Monthly Depreciation Fee:
Monthly Depreciation = Total Depreciation ÷ Lease Term

Monthly Finance Fee:
Monthly Finance = (Adjusted Cap Cost + Residual Value) × Money Factor

Monthly Pre-Tax Payment:
Monthly Pre-Tax = Monthly Depreciation + Monthly Finance

Monthly Tax:
Monthly Tax = Monthly Pre-Tax × Sales Tax Rate

Monthly Total Payment:
Monthly Total = Monthly Pre-Tax + Monthly Tax

Total Lease Cost:
Total Lease Cost = (Monthly Total × Lease Term) + Down Payment + Disposition Fee

Effective Monthly Payment:
Effective Monthly = Total Lease Cost ÷ Lease Term

Money Factor to APR:
APR = Money Factor × 2400

The calculator classifies the deal based on the monthly payment as a percentage of MSRP. The “1% rule” states that a good lease deal typically has a monthly payment of 1% or less of the MSRP. For example, a $35,000 car should lease for around $350 per month or less.

Worked Example

Consider a vehicle with an MSRP of $35,000. You negotiate the price to $33,000, with a residual value of 55%, a money factor of 0.00125, a 36-month lease, a $3,000 down payment, no trade-in, a 7% sales tax rate, an acquisition fee of $695, and a disposition fee of $395.

Step 1 – Residual Value:
$35,000 × 0.55 = **$19,250**

Step 2 – Adjusted Cap Cost:
$33,000 + $695 − $3,000 − $0 = $30,695

Step 3 – Total Depreciation:
$30,695 − $19,250 = $11,445

Step 4 – Monthly Depreciation:
$11,445 ÷ 36 = **$317.92**

Step 5 – Monthly Finance Fee:
($30,695 + $19,250) × 0.00125 = $62.43

Step 6 – Monthly Pre-Tax Payment:
$317.92 + $62.43 = $380.35

Step 7 – Monthly Tax:
$380.35 × 0.07 = **$26.62**

Step 8 – Monthly Total Payment:
$380.35 + $26.62 = $406.97

Step 9 – Total Lease Cost:
($406.97 × 36) + $3,000 + $395 = **$18,045.92**

Step 10 – Effective Monthly:
$18,045.92 ÷ 36 = **$501.28**

Step 11 – Classification:
Monthly payment is $406.97, which is 1.16% of MSRP ($406.97 ÷ $35,000). This falls between 1% and 1.25%, so the deal is classified as Average Lease Deal.

Interpretation:
“Monthly payment: $380.35 (pre-tax), $406.97 (with tax). Total lease cost: $18,046 over 36 months. Effective monthly: $501.28. Money factor: 0.00125 (≈ 3.00% APR). Your monthly payment is between 1% and 1.25% of MSRP. This is fairly typical but there may be room to negotiate a lower money factor or higher residual.”

Frequently Asked Questions

What is the Car Lease Calculator and how does it work?

The Car Lease Calculator estimates your monthly lease payment and total lease cost based on the vehicle’s MSRP, negotiated price, residual value, money factor, lease term, down payment, trade-in, sales tax, and fees. It uses the standard lease formula and classifies your deal using the 1% rule.

How is a lease payment calculated?

A lease payment has two main parts: depreciation and finance. Depreciation is the difference between the adjusted cap cost and the residual value, divided by the lease term. Finance is the sum of the adjusted cap cost and residual value multiplied by the money factor. Sales tax is then applied to the sum.

What is the 1% rule for leasing?

The 1% rule states that a good lease deal has a monthly payment (before tax) of 1% or less of the vehicle’s MSRP. For example, a $30,000 car should lease for $300 per month or less.

What is a money factor?

The money factor is the lease equivalent of an interest rate. To convert it to an APR, multiply by 2400. For example, a money factor of 0.00125 equals a 3% APR.

What is residual value?

Residual value is the estimated worth of the vehicle at the end of the lease, expressed as a percentage of MSRP. A higher residual value means lower monthly payments because you’re financing less depreciation.

Should I put money down on a lease?

Putting money down reduces your monthly payment but is generally not recommended. If the car is totaled or stolen, that down payment is not refunded by insurance. It’s often better to keep the cash and pay a slightly higher monthly payment.

What fees are included in a lease?

Common fees include an acquisition fee (bank origination), a disposition fee (return fee), and sometimes a security deposit. The calculator includes acquisition and disposition fees.

Is the Car Lease Calculator free?

Yes, it is completely free and runs in your browser. No registration or data submission is required.

Can I use this calculator for a lease vs. buy decision?

Yes, you can compare the total lease cost from this calculator with the total cost of buying (using an auto loan calculator) to see which is more economical for your situation.

Does the calculator account for mileage limits?

No, the calculator does not directly model mileage limits or excess mileage penalties. You should factor those in separately if you expect to exceed the lease’s mileage cap.
