How the House Cleaning Cost Calculator Formula Works

Four steps chain together to reach the total.

Formula: Cleaner-hours = (0.00022 × sq ft) + (0.4 × bedrooms) + (0.6 × bathrooms), minimum 1, maximum 24
Formula: Adjusted hours = cleaner-hours × clean type multiplier
Formula: Base labor = adjusted hours × hourly rate
Formula: Discounted labor = base labor × frequency discount
Formula: Pet surcharge = discounted labor × (pet factor − 1)
Formula: Per visit = discounted labor + pet surcharge + add-ons + supplies
Formula: Monthly cost = per visit × (visits per year ÷ 12)

The clean type multiplier runs 0.85 for a light touch-up, 1.0 for standard, 1.4 for deep clean, and 1.75 for move-out or move-in. Frequency discounts reward regular bookings. Weekly sits at 15% off, bi-weekly at 10%, monthly at 5%, and occasional visits pay full price.

Hours estimation blends square footage, bedroom count, and bathroom count. Bathrooms carry the most weight per unit because they take the longest to clean. Square footage sets the baseline for open living areas. The result caps at 24 cleaner-hours so a huge house doesn’t produce an implausible figure.

Pet factors run 1.0 for no pets, 1.08 for one pet, and 1.15 for two or more. Supplies add nothing if the client provides them, $10 per visit for standard supplies, or $20 for premium eco supplies.

 

Worked Example

A 3-bedroom, 2-bathroom home measures 1,800 square feet. The owner wants a bi-weekly standard clean from two cleaners at $45 per hour. No pets, client provides supplies, and they add inside-oven and inside-fridge cleaning.

Base hours: (0.00022 × 1,800) + (0.4 × 3) + (0.6 × 2) = 0.396 + 1.2 + 1.2 = 2.796 hours
Clean type: standard (1.0) → 2.80 cleaner-hours
Base labor: 2.80 × 45 = $125.80

Frequency discount (bi-weekly, 10% off): 125.80 × 0.90 = $113.22
Pet surcharge: none
Add-ons: oven $25 + fridge $20 = **$45

Cost per visit: 113.22 + 45 = $158.22
